The Mechanically Attached Method is a widely specified TPO roofing assembly where the Thermoplastic Polyolefin (TPO) membrane is anchored to the structural roof deck using heavy-duty screws and metal plates.
Instead of bonding the entire surface with adhesives or weighing it down with heavy stone ballast, the fasteners are driven along the overlap edge of the membrane sheet (known as in-seam fastening). The adjacent TPO membrane is then unrolled over the fastener line and hot-air welded to create a continuous, watertight, and structural seal. This mechanical anchoring provides a direct, engineered physical connection between the waterproofing layer and the structural deck.

The mechanically attached system remains one of the most popular choices for commercial roofing due to several key advantages:
Quick Installation: Compared to some adhesive – based installation methods, mechanical fastening allows for faster installation, reducing labor time and costs. This is especially beneficial for large – scale roofing projects where time is of the essence.

4. Tools and Materials Required

Tape measure: Ensure accurate placement of fasteners and proper alignment of waterproofing membranes.

5. Pre-Installation Preparation
Pull test: Fastener pull tests must be conducted in different areas of the site to ensure that the roof base has sufficient grip strength.
Base cleaning inspection: Ensure that the base is dry, cleaned of dust, and free of any protruding nail heads, sharp debris, or uneven board joints.
Layout planning: Plan the width of the coil and the spacing between screws according to the wind resistant design requirements. Usually, narrower rolls (edge width rolls) are required to increase the fixed density in the peripheral edges and corner areas of roofs with strong wind.
6. Step-by-Step Installation Process
1. Lay and relax TPO membrane: Start unfolding the first roll material from the lower part of the roof (towards the rainwater hopper) and let it sit naturally for 20-30 minutes to release tension and eliminate wrinkles.
2. Anchor the Seam with Screws & Plates: Insert specialized screws and washers vertically at the designed spacing (such as 6, 12, or 18 inches) along the positioning line of the overlapping edge of the roll material. Ensure that the gasket is flat and not tilted.
3. Overlap the next roll: Overlap the adjacent second roll onto the fixed line of the first roll, with a minimum overlap width of 5 to 6 inches (ensuring complete coverage of the gasket and leaving at least 1.5 inches of welding area).
4. Hot-Air Seam Welding: Use a fully automatic hot air welding machine for welding, and the width of the welding seam shall not be less than 1.5 inches. Manual welding guns are used in conjunction with pressure wheels for nodes, details, and T-joints.
5. Seam Quality Inspection: After the weld seam is completely cooled, use a metal seam probe and apply appropriate pressure to slide along the entire edge of the weld seam to check for virtual welding, missed welding, or small holes.
6. Cutting and adapting to penetration areas: When the TPO waterproofing membrane reaches the roof penetration area (such as pipes, ventilation openings, or skylights), carefully cut the waterproofing membrane to adapt to the penetration area. Use a roof knife for precise cutting, and then use fasteners and specialized waterproofing materials to secure the waterproofing membrane at the penetration site.
7. Precautions during Installation
Weather Conditions: Avoid installing the TPO membrane in extreme weather conditions, such as heavy rain, snow, or high winds. Installation should be carried out in dry conditions with temperatures between 40°F (4°C) and 90°F (32°C) for optimal results.
Fastener Installation: Ensure that the fasteners are installed perpendicular to the roof deck to provide maximum holding power. Check the depth of penetration to make sure the screws are securely anchored in the deck without over – penetrating and causing damage to underlying structures.
Membrane Handling: Handle the TPO membrane with care to avoid punctures, tears, or creases. Do not walk on the membrane with sharp – soled shoes or place heavy, sharp objects on it during installation.

Wrinkling of the Membrane
Cause: Insufficient acclimation time, improper stretching, or temperature changes during installation.
Solution: Allow the membrane to acclimate fully before installation. If wrinkles occur, gently re – stretch the membrane and re – fasten it in the correct position. In some cases, using a heat gun to warm the membrane slightly can help to smooth out the wrinkles.
Leaks at the Seams
Cause: Improper seaming technique, dirty or wet seam surfaces, or damaged seam areas.
Solution: Ensure that the seam surfaces are clean and dry before seaming. Follow the manufacturer’s seaming instructions carefully, and use the appropriate seaming tools. If a leak is detected, clean the seam area, re – weld the seam if possible, or apply a compatible seam – sealing tape.
Fastener Loosening
Cause: Vibration, thermal expansion and contraction, or improper initial installation torque.
Solution: Check and re – tighten loose fasteners regularly. Consider using lock – washers or self – locking screws to prevent loosening.
9. Maintenance Work after Installation
• Regular Inspections: Conduct regular visual inspections of the TPO roof, at least twice a year, preferably in spring and fall. Check for any signs of damage, such as tears, punctures, loose fasteners, or lifted seams.
• Cleaning: Keep the TPO membrane clean by removing debris, leaves, and dirt regularly. Use a mild, non – abrasive cleaner and a soft brush if necessary. Avoid using harsh chemicals that may damage the membrane.
• Drain and Scupper Checks: Keep drainage areas clear of leaves, dust, and construction debris. Mechanically attached roofs require unobstructed drainage to prevent standing water weight.
• Fastener Tightness Walkthroughs: Inspect for any “tenting” (screws backing out and pushing up against the TPO) during quarterly maintenance walkthroughs. Address immediately before puncture occurs.
