1. What is the Self-Adhered Fastening Method?
The TPO Self-Adhered Fastening Method (commonly referred to as the “Peel-and-Stick” method) represents the latest evolution in commercial single-ply roofing.
Unlike traditional methods that require separate liquid adhesives or mechanical fasteners across the roof field, self-adhered TPO membranes are manufactured with a factory-applied, pressure-sensitive adhesive (PSA) on the underside of the sheet. The adhesive is protected by a split-release siliconized liner. During installation, the liner is peeled away, and the membrane is rolled directly onto a prepared substrate. The adhesive forms an immediate, high-strength chemical and physical bond upon the application of pressure.
Note: The overlap edges of the sheets are left adhesive-free at the factory, allowing the seams to be hot-air welded as usual to guarantee a monolithic, watertight seal.
2. Advantages of the Self-Adhered Method
Self-adhered TPO systems are rapidly gaining market share due to their unmatched speed and clean installation characteristics:
Easy and Quick Installation: The self – adhesive feature allows for a relatively fast installation. Workers can quickly peel off the release film and lay the TPO membrane in place, reducing labor time and costs. This is especially beneficial for projects with tight schedules.
Zero VOCs & Odors: Because there are no liquid adhesives or solvents used in the field of the roof, this method emits zero volatile organic compounds (VOCs) and absolutely no chemical odors.
Zero Risk of Adhesive Human Error: Since the adhesive is factory-applied, there is no risk of applying too much, too little, or rolling the membrane in while the adhesive is still wet (which causes blisters).
Excellent Wind-Uplift & Aesthetics: Like fully adhered systems, self-adhered roofs sit perfectly flat and taut, providing high wind resistance and an elegant, wrinkle-free architectural finish.

4. Tools and Materials Required
Core Materials
Self-Adhered TPO Membrane: Standard TPO with factory-applied adhesive and a split-release liner (available in 45-mil, 60-mil, or 80-mil thicknesses).
Substrate Primer(Optional): In some cases, especially when dealing with certain substrate materials like concrete or metal that may have a low surface energy, a primer may be used to enhance the adhesion of the self – adhesive membrane.
Required Tools
Heavy Weighted Roller: A steel-segmented, 75 to 150 lbs linoleum/membrane roller to fully activate the pressure-sensitive adhesive.
Weighted Hand Roller: For detail areas, flashing, and small angles.
Automatic Hot-Air Welder & Hand Welder: For welding the adhesive-free seam overlaps.
Utility Knife / Scissors & Metal Seam Probe: For cutting the membrane/liner and checking the welded seams.
Measuring Tape: Essential for accurately measuring the area to be covered and for cutting the membrane to the right dimensions. Precise measurements are crucial for a proper and efficient installation.
5. Pre-Installation Preparation
1.Substrate Cleanliness: The substrate must be swept completely clean of all dust, dirt, loose particles, and construction debris. Dust acts as a separator and will severely compromise the pressure-sensitive adhesive.
2.Surface Preparation: If a primer is required, apply it evenly to the substrate following the manufacturer’s instructions. Allow the primer to dry completely. This step helps to create a better bonding surface for the self – adhesive membrane.
3.Temperature Requirements: CRITICAL. Pressure-sensitive adhesives are highly temperature-dependent. Most self-adhered TPO membranes must be installed when ambient and substrate temperatures are at or above 40°F to 50°F (4°C to 10°C) and rising. Installing in freezing conditions will result in poor initial adhesion (tack).
6. Step-by-Step Installation Process
1.Substrate & Primer Application
Secure the insulation or cover boards to the roof deck. Apply a thin, uniform coat of the manufacturer’s TPO primer to the substrate using a medium-nap paint roller. Allow the primer to dry completely.
2.Unroll and Align the TPO Sheet
Unroll the self-adhered TPO sheet over the primed substrate, keeping the release liner intact on the underside. Align the sheet with your layout lines, ensuring a 3-to-4-inch overlap at the seams. Let the sheet relax for 15-20 minutes.
3.Peel and Adhere (The Split-Liner Method)
Fold the TPO sheet back in half lengthwise. From the center fold, peel back a portion of the split release liner at a 45-degree angle. Carefully roll the membrane onto the primed substrate, pulling the release liner out from underneath. Keep the sheet flat and taut to avoid trapping air.
4.Activate Adhesive with a Weighted Roller
Immediately roll the adhered section of the membrane with a 75-150 lb weighted roller. Work from the center of the sheet outward toward the edges to expel any trapped air and ensure 100% contact and adhesive activation. Repeat the peeling and rolling process for the other half of the sheet.
5.Hot-Air Weld the Lap Seams
Use an automatic robotic hot-air welder to weld the adhesive-free lap seams together, creating a continuous, watertight 1.5-inch weld. Use hand-welders around details and T-joints.
6.Physical Quality Control
After the welded seams have cooled completely, run a metal seam probe along all edges with firm downward pressure to inspect for any voids or cold welds.
7. Precautions during Installation
CRITICAL RULE: Self-adhered TPO uses a “one-strike” adhesive. Once the pressure-sensitive adhesive makes contact with the primed substrate and pressure is applied, it cannot be easily adjusted or pulled back up without destroying the backing of the insulation board. Perfect alignment during the peeling process is mandatory.
Weather Conditions: Avoid installing the self – adhesive TPO membrane in adverse weather. High humidity, rain, or extreme temperatures (either too hot or too cold) can affect the adhesion. The ideal installation temperature is typically between 50°F (10°C) and 85°F (29°C).
Keep Welded Areas Clean: Ensure that the primer does not contaminate the adhesive-free seam overlap area. Any primer overspray or adhesive residue in the weld zone will ruin the hot-air welding process.
Adhesive-to-Adhesive Contact: Prevent the underside of the sheet from folding onto itself once the release liner is removed. The adhesive-to-adhesive bond is permanent and will ruin the entire sheet.
Dew & Frost Warning: Do not install early in the morning if there is dew or frost on the primed substrate. Moisture will act as a barrier, preventing the adhesive from bonding.
8. Common Installation Problems and Solutions
Poor Adhesion
Cause: Dirty substrate, improper surface preparation, or low – temperature installation.
Solution: Clean the substrate thoroughly before installation. If surface preparation was inadequate, consider reapplying the primer (if applicable). If installed in low – temperature conditions, try using a heat gun (in a well – ventilated area) to warm up the membrane and substrate slightly to improve adhesion.
Air Bubbles Trapped
Cause: Inadequate rolling during installation.
Solution: Use the roller to re – roll the area with air bubbles, starting from the edge of the bubble and rolling towards the center to push the air out. If the bubble is large, make a small slit on the top of the bubble, press out the air, and then re – adhere the membrane using the roller.
Uneven Seams
Cause: Incorrect overlapping or insufficient pressure when sealing the seams.
Solution: Check the manufacturer’s guidelines for proper overlapping width. Re – open the seam area, adjust the overlap if necessary, and then firmly press the seams together using the roller, applying more pressure to ensure a smooth and watertight seam.
9. Maintenance Work after Installation
Regular Inspections: Conduct visual inspections of the TPO self – adhesive roof at least twice a year. Look for signs of damage such as tears, lifting of the membrane, or discoloration. Pay special attention to the seams and areas around penetrations.
Keep Drainage Paths Clear: Ensure drains, gutters, and scuppers remain clear of leaves and debris. Ponding water can put extra hydraulic stress on the perimeter terminations of a self-adhered system.
Cleaning: Keep the membrane clean by removing debris, leaves, and dirt regularly. Use a mild, non – abrasive cleaner and a soft brush if needed. Avoid using harsh chemicals that may damage the membrane or its adhesive properties.
Minor Repairs: If minor damages like small tears or punctures are detected, repair them promptly. Cut a small piece of the TPO self – adhesive membrane slightly larger than the damaged area. Clean the damaged area, peel off the release film from the patch, and firmly press it onto the damaged area. Use a roller to ensure good adhesion.
10. Frequently Asked Questions (FAQ)
Q1: Do I still need to weld the seams on a self-adhered TPO roof?
A1: Yes. Self-adhered TPO sheets are manufactured with “dry” (adhesive-free) edges along the sides (usually 3 to 4 inches wide). These edges must be hot-air welded using standard automatic or hand-held welders to create a secure, watertight seam.
Q2: What happens if the weather turns cold during a self-adhered installation?
A2: Most self-adhered adhesives lose their “tackiness” in temperatures below 40°F (4°C). If you must install in cold weather, check the manufacturer’s cold-weather self-adhered lines, or switch to a traditional fully adhered system using solvent-based adhesive rated for lower temperatures.
Q3: Can self – adhesive TPO membranes be installed on a sloped roof?
A3: Yes, self – adhesive TPO membranes can be installed on sloped roofs. However, extra care should be taken during installation to ensure proper adhesion. Starting from the bottom of the slope and working upwards, and using a roller to firmly press the membrane is recommended. In some cases, additional support or temporary anchoring may be needed during the installation process to prevent the membrane from sliding.
Q4: How long does the self – adhesive layer last?
A4: The lifespan of the self – adhesive layer depends on various factors such as the quality of the membrane, environmental conditions, and exposure to UV rays. Under normal conditions, a well – installed self – adhesive TPO membrane can maintain its adhesion for 20 – 30 years. Regular inspections and proper maintenance can help extend this lifespan.
Q5: Can I install self – adhesive TPO membrane over an existing roofing material?
A5: It depends on the condition and type of the existing roofing material. The existing surface should be clean, dry, and structurally sound. For some materials like old asphalt shingles, it may be necessary to remove them first. However, in some cases, self – adhesive TPO membranes can be installed directly over a smooth and properly prepared existing membrane or substrate. A professional inspection is advisable before proceeding with the installation.
Q6: Can I install self-adhered TPO directly onto an existing asphalt roof?
A6: No. Self-adhered TPO cannot be adhered directly to asphalt, coal tar pitch, or rough surfaces. It requires a smooth, clean, and compatible cover board (like Polyiso or gypsum) primed with an approved TPO primer to achieve a proper bond.
